These homes have real character, but they were framed before open floor plans, second-floor primary baths, and modern kitchens were the norm. The bulk of our Arlington work is opening a wall between the kitchen and dining room, carving a proper primary bath out of a small second floor, or turning a dry basement into finished living space. We plan around plaster walls, balloon framing, and knob-and-tube where it still lingers, so nothing surprises us mid-project.

We over-spec the parts you never see: waterproofing membranes in wet areas, closed-cell foam on rim joists, and flashing that actually keeps water out.
