The Sudbury River and its low meadows define the west side of Wayland, and that high water table is the first thing we check on a basement job here. Homes near the river, Dudley Pond, and the lower ground off Route 27 can carry more groundwater than the same house would a mile away. We will not frame a wall over a floor that is actively taking on water. Instead we start with the source: the sump and its discharge, exterior grading, dimple mat and vapor barriers, and closed-cell foam on the rim joists. Handle the water first and a Wayland basement becomes real, dry living space that lasts.
Wayland is an affluent, low-to-medium density suburb, and its homes tell that story in layers. You have antique houses near Wayland Center and the older parts of Cochituate, a large stock of mid-century Colonials and ranches from the postwar building boom, and newer construction filling in around them.
