Newton's thirteen villages each have their own housing fingerprint. Newton Centre and Chestnut Hill carry grand turn-of-the-century Victorians, Tudors, and Colonials with real plaster, hardwood, and trim profiles you cannot buy off a shelf. Auburndale and West Newton lean toward Capes and older Colonials on tighter lots. Newer construction shows up near Oak Hill. That range means there is no single Newton renovation. We read the house first: how it was framed, where the load-bearing walls sit, and which original details are worth preserving. Then we plan the work around what the house already does well instead of forcing a template onto it.
Kitchen openings and primary suite additions lead our Newton work, and both live or die on structure. Older Newton homes were built with closed-off kitchens and small back rooms, so opening a kitchen to the family room usually means removing a bearing wall and carrying that load with a properly sized beam. Turning a cluster of small bedrooms into a primary suite means rerouting plumbing and rethinking how the second floor is framed. We handle the engineering, pull the Newton permits, and schedule the inspections, so the finished space is not just open and bright but sound underneath the finishes.
